1. Application Process:

- The application must be complete, accurate, and verifiable.
- Any omitted or misstated information can lead to disapproval or termination of tenancy.
- Applicants must complete an additional step via Rental History Reports (RHR).
2. Age Requirement:
- All leaseholders must be at least 18 years old.
- In Minneapolis, exceptions may be made for emancipated minors.
3. Identification & Social Security Number (SSN):
- A valid U.S. government-issued photo ID or a non-expired foreign passport is required.
- Each adult must provide an SSN or Individual Tax Identification Number (ITIN).
4. Income Requirement:
- Combined verifiable gross monthly income must be at least three (3) times the monthly rent.
- Income must be reliable, predictable, and verifiable.
- Failure to meet this requirement may lead to disapproval.
5. Housing History:
- Applicants must provide two (2) years of residential history with landlord contact information.
- Roommate or family references are not accepted.
- Omission of prior addresses or a negative reference may result in disapproval.
6. Credit Check:
- Credit score 650 or above is acceptable.
- A score below 650, high household debt, unpaid utilities, or negative credit history may result in disapproval.
7. Criminal & Public Record Check:
- All adults must consent to a background check.
- Convictions or pending charges may result in disapproval, considering severity and potential risk to the community.
8. Eviction History:
- Unlawful detainer or eviction records may result in application denial.
9. Occupancy Limits:

- 1 Bedroom: 3 persons (max 2 adults)
- 2 Bedroom: 4 persons
- 3 Bedroom: 6 persons (max 4 adults)
10. Pet Policy:
- Maximum of 2 domestic pets (cats/dogs) allowed with approval, deposit, and additional fees.
- Dogs must not exceed 70 lbs.
- Certain breeds are prohibited (e.g., Pit Bulls, Rottweilers, German Shepherds, etc.).
11. Business Conduct:
- Applicants must maintain a courteous and professional attitude during the application process.
- Any abusive or inappropriate behavior may result in denial.

- May be granted for first-time renters or those with gaps in housing history.
- Exceptions may require advance rent payment, additional security deposit, or a guarantor.
- Not granted for applicants with adverse housing history, unpaid landlord debts, or a criminal record.
